JOB OBJECTIVES:

Under general supervision of the Building Maintenance Supervisor, the HVAC Systems Technician provides preventive maintenance and general repair to air-conditioning and heating systems at all city facilities. Employee will provide general maintenance and repairs and renovation of facilities as needed. Employee is responsible for recurring reports and/or records; assembling information from more than one source of information for repair and replacement of units, and make daily decisions on a variety of items from simple to difficult. Employee will have daily contact with public and other departments within the City which requires simple courtesies and exercise of tact and diplomacy.

ESSENTIAL JOB FUNCTIONS:

  1. Performs regular preventative maintenance on various types of air-conditioning units.
  2. Replaces belts, filters, motors, etc.
  3. Maintain job work order logs.
  4. Estimates costs of repair projects in terms of labor and material.
  5. Determine which maintenance tasks the City may perform and which tasks must be performed by outside contractors.
  6. Maintains, accounts for and secures supplies and equipment in a proper manner.
  7. Develops and maintains inventory and maintenance log of all city HVAC units.
  8. Maintains assigned City owned tools and equipment.
  9. Performs work such general maintenance and cleaning, plumbing, electrical, carpentry, masonry, renovations and remodeling.
  10. Must be able to work effectively under pressure and stringent schedules and produce accurate and satisfactory results.
  11. Must be able to communicate effectively, at all levels, both orally and writing.
  12. Assist in the general maintenance and repairs, and basic renovations of buildings.
  13. Builds and maintains rapport and good working relations with other departments and employees throughout the City.
  14. Other duties as assigned.

EQUIPMENT / MATERIALS:
Maintains tools, supplies and/or equipment (torches, cutters, drills, test equipment, sheet metal, filters, control components, fan blades, gaskets, seals, etc.) for the purpose of ensuring the availability of items and equipment is in safe operating condition. City vehicle, two-way radio, trade tools, general garden tools, weed eaters, push mowers, chain saws, hedgers, blowers, power garden tractors. Use of tools ranging from common hand and power tools, such as hammers, saws, drills and wrenches to precision measuring instruments and electrical and electronic testing devices. Tools also include but are not limited to those for carpentry, plumbing and electrical work.

WORKING CONDITIONS / PHYSICAL DEMANDS:
Some unusual working hours, irregular hours or shifts, may involve occasional travel. Hazards exist which may result in lost time, accidental exposure to soiling of clothing and skin surface; work involves normal weather changes. The usual and customary methods of performing the job’s functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; frequent stooping, kneeling, crouching, and/or crawling. The job is performed under some temperature’s extremes and some hazardous conditions.May be exposed to hazardous materials, may work under extreme outdoor conditions and cramped work spaces and in awkward positions. Continuous lifting of heavy material, constant physical movement; demands physical strength with hard labor or forceful physical contact. Required abilities also include: Manual dexterity, near vision, multi-limb coordination, finger dexterity, deductive and inductive reasoning.

EDUCATION/SKILLS REQUIRED:
Requires a High School Diploma or GED with preferably two years in trade school or community college. Valid Texas Driver’s license. Applicant must possess some knowledge in air conditioning and heating systems and minor electrical operations.
